Bookings and payments
1. How can I make a booking?
You send an
e-mail to SITUS with your personal details, name, address and telephone number, and indicate which period you would like to book. If the period is still available, you can make a reservation and we will confirm this to you in writing. In that case you can choose either to pay the rental amount in one single payment at the time of booking and receive a 5% discount on the rental amount, or to pay in instalments. In the latter case you pay a 30% deposit at the time of booking and the balance one month before arrival. Cleaning and the security deposit can be paid on site upon arrival or in advance by bank transfer, possibly together with the cost of linen rental.
When booking, signing
the house rules for approval is mandatory.
2. Can I still cancel after booking?
The full rental amount remains payable in the event of cancellation, except in the case of timely revocation of the booking in accordance with article 6 of the house rules.
You will find the cancellation conditions in
the house rules on our website. SITUS does not offer cancellation insurance. If you wish to cover the risks of cancellation, you will need to arrange your own insurance. It is best to contact your personal broker for this. If a booking is cancelled, the entire balance remains due to SITUS and the tenant can, if applicable, recover this from their own insurer in accordance with the insurance conditions they agreed. SITUS has no agreement with the insurer and collects the amounts directly from the customer.
3. Do I have to pay a security deposit as tenant?
The tenant must pay a security deposit before the stay. If payment has not been made or no proof of it is available, the tenant may be refused access to the property. The security deposit must be paid to the manager/house keeper of the holiday home upon arrival at the accommodation address, unless payment was made by bank transfer. SITUS has the right to require a higher security deposit than the standard deposit as a condition of booking if there are reasons to do so.
4. When will I receive the remaining balance of the deposit back?
Meter readings are recorded on arrival and departure. Within 14 days after the tenant’s departure, the tenant receives a statement of costs and a detailed breakdown of the balance of the deposit. This is refunded to the account chosen by the tenant.
5. What does a stay cost?
There are different price categories. See the
price list.
If the tenant stays in the property with fewer persons than the maximum permitted number, there is no price reduction, as SITUS rents out the property as a whole and not per room.
Customers who book several times a year may receive a discount from the
2nd booking onwards.
6. Do I receive a discount for early booking?
SITUS provides discounts for last-minute bookings, but not for early bookings. If you book 2 weeks before arrival, you receive a 30% discount. If you book 1 month before arrival, you receive a 20% discount.
7. Do I have to rent linen?
The use of bed sheets is mandatory. You may bring your own linen or rent it from SITUS. In the latter case, you must inform SITUS no later than 1 week before arrival of the number of sheet/towel sets you require.
8. Can I rent a few rooms or part of the estate?
The estate is rented out only in its entirety. The tenant therefore has use of the entire grounds and the various buildings during the stay.
9. Can I take an option on the property?
You may request an option in writing. Options are free of charge and valid for 1 week, unless extended after written request by the prospective customer and written approval by SITUS. Options that have not been converted after one week and have not been extended will expire.
10. Can I hold a party and for how many people?
The property is not rented out as a party venue but as a holiday home. This means you may hold a party for the number of people staying in the house. The number of daytime guests may be at most 50% higher than the maximum number of persons who can stay overnight on site. Visitors exceeding the permitted number of sleeping places must leave the property before 10 p.m. Naturally, there must be no nuisance to the surroundings, nor any night-time noise. Please read

Visits - arrival and departure
1. What is the address of the house?
Rue des Routis 30, 6929 Daverdisse. The house number used to be 27 but has been changed to number 30.
2. Can I visit the house in advance?
House visits normally take place on Fridays between 2 p.m. and 4 p.m., provided the house is not booked at that time. Visits are arranged on that day because the house is then clean. A visit must be requested by the tenant by e-mail to
situs@skynet.be. Visits take place with a maximum of 4 persons per group. The house keeper will show the house. For all information and arrangements, the tenant should contact SITUS by e-mail.
4. What should I do if I wish to arrive earlier or leave later?
If the tenant wishes to arrive earlier or leave later, this is possible subject to prior written approval from SITUS by e-mail.
5. What should I do if I arrive later than planned?
The house keeper is on standby during the normal arrival times (from 4 p.m. to 6 p.m.). If the tenant wishes to arrive at a different time, this must be arranged by e-mail with SITUS no later than one week in advance. If the customer foresees a later arrival time at the last minute, additional travel costs and time may be charged for the extra services of the house keeper.
6. Do I have to clean the holiday home before departure?
The house must be left broom clean on departure. The furniture may not be moved.
7. What should I do in the event of damage?
As soon as you notice any damage, you must inform SITUS via 0475.74.83.19. On departure, you must also spontaneously report the damage to the house keeper.
8. Who should I contact in case of problems?
In case of problems, you can contact the house keeper or the property managers (tel. 0476.37.88.19 or 0475.74.83.19).
9. How do I leave the house?
The tenant must have left the holiday home no later than the time stated in the rental agreement. If the tenant notices any damage to the building or infrastructure upon arrival, this must be reported immediately to the owner or house keeper.
The tenant must behave as a good tenant and use the holiday home as set out in the house rules.
On departure, the tenant closes the windows and doors, turns off the radiator taps and places the house key in the key safe.
Possibilities and restrictions
1. What is allowed and what is not?
The rights and obligations of the tenant are explicitly described in the house rules, which the tenant can consult on our website and which are sent along for signature when booking. The tenant is obliged to return these rules signed, but even if they are not signed, the provisions remain applicable. See the
house rules.
2. May I hold a party in the house?
The tenant may hold a party for the guests staying in the house, provided the peace of the neighbours and surroundings is not disturbed and the rules of the house rules are respected.
In the case of festivities, the tenant must organise an appropriate type of gathering as provided for in the agreement and must comply with all legal obligations.
Visitors in excess of the permitted number of sleeping places must leave the property no later than 10 p.m. During the day, a maximum of 45 persons are allowed in the house in Daverdisse; after 10 p.m., only the number of guests who can stay overnight in the house may remain.
3. Is it allowed to put up a tent in the garden?
Putting up a tent is not allowed because it damages the lawn.
4. Is camping allowed in the garden?
Camping is not allowed.
5. Is smoking allowed in the house?
Smoking inside the house is not allowed. Smoking outside is permitted provided an ashtray is used.
6. Are pets allowed?
Due to the anti-allergic concept used by SITUS and the hygiene of the house and garden, pets are not allowed.
7. Are youth groups allowed?
The house can be booked provided that enough adults are present. Stays by minors without supervision or without permission from their parents are not allowed.
8. May we organise a campfire, set off fireworks or release sky lanterns?
In the Ardennes, one must be especially vigilant about fire risk because of the many forests and the long distances the fire brigade must cover in case of fire.
It is not allowed to make a fire in the garden for reasons of fire safety and because this would damage the garden. Fireworks and sky lanterns are also absolutely forbidden.
9. Can we rent the house for organising a party?
The house can only be rented as holiday accommodation, possibly with a party for the maximum number of permitted guests (maximum 45 in total during the day and maximum 34 persons after 10 p.m.) and subject to compliance with the house rules (see house rules).
10. May we play music outside?
Daverdisse is one of the quietest villages in the Ardennes. Playing music outdoors requires a permit throughout Europe. In addition, in the mountains here music can be heard echoing for kilometres, and that cannot be the intention in this vast protected natural area. Music in the open air is therefore not allowed unless prior written permission has been granted by the mayor to the owners of the holiday home in order to respect the peace of the surroundings as much as possible.
11. May we bring our own sound system and speakers?
Music installations may only be used indoors and in accordance with the rules included in the house rules to prevent nuisance (see p. 4 et seq. of the house rules on the website). Bringing your own speakers is not allowed because they are not adjusted taking into account the applicable sound limits and the maximum acceptable vibrations (which vary depending on the pitch and type of speakers). However, everything is provided in the house to offer you a good sound installation, DJ table and speakers for a festive stay without disturbing the neighbours’ peace.
12. Can we place a food truck / camper / tents in the garden?
Placing a food truck is only possible on the front courtyard in front of the house. Tents and campers are not allowed.
13. Are extra guests allowed?
A maximum of 45 persons is allowed during the day. After 10 p.m. a maximum of 34 persons.
14. May we provide our own catering?
SITUS does not provide services. The tenant is responsible for their own food, drinks and other services, either personally or via service providers. You can find a list of local caterers on our website. Naturally, you decide yourself who provides the catering.
15. Is there a deep fryer?
For fire safety reasons, no deep fryer is provided.
Practical information
1. Where do I dispose of the waste?
Waste must be separated as indicated in the kitchen. The tenant must take the glass to the glass recycling container themselves. Paper must be taken back home by the tenant. There is no collection of glass and paper at the house. If household waste is not sorted according to the rules, it will not be collected by the collection service and the staff will then have to sort it manually afterwards. In that case, extra costs will be charged.
2. Where should cars be parked?
"Au dessus du Bie" in Daverdisse provides 12 parking spaces. Extra vehicles can be parked near the church in Daverdisse. It is absolutely forbidden to park cars along the edge of the road or on the green strip next to the road.
3. Can I charge my electric car on the estate?
SITUS does not have a charging station. However, there is a public charging point for 2 cars at the crossroads of the street.
4. May we hire our own DJ?
This is allowed provided that the DJ also signs the house rules and provides their own first name, surname, address and, if applicable, company details. In any case, keep your DJ under control and make sure that they know and respect the house rules. Also keep in mind that it is not allowed to use your own speakers. If it is found that this rule is violated, the landlord may evict you from the house. The use of installations that may cause nuisance to the surroundings can lead to administrative closure of the holiday home. As tenant, you are responsible for your DJ. The DJ feels responsible for the atmosphere and has often adopted the big-city habit of creating this through an unnecessarily high sound volume with many bass frequencies. Usually, they downplay the nuisance they cause and must be warned repeatedly. Avoid this resolutely by being very clear about it in advance. It has now become a European practice that if the police have to come after 10 p.m., let alone a second time, they may confiscate the DJ’s installation. What applies to irresponsibly speeding now also applies to excessively loud music. Moreover, holiday homes that cause nuisance are closed.

5. How is energy consumption settled?
Meter readings are recorded on arrival and on your departure and are then settled against the deposit. The remaining balance of the deposit is refunded to the account you indicate no later than 14 days after your departure.
Infrastructure and furnishing
2. How many bedrooms are there and how many people can stay overnight?
There are 12 bedrooms for a maximum of 34 persons. In total there are 22 single beds and 6 double beds. See

All rooms have private sanitary facilities in the room or in an adjoining bathroom except the pancake cottage. In the main building there are 5 toilets, 1 of which is shared. In the large annex each room has its own toilet.
3. Can extra beds be added?
Unfortunately, this is not permitted on the basis of the permit held by SITUS and the fire safety regulations. It is however allowed to place a few travel cots for babies. SITUS provides 2 of them in the house. Additional overnight accommodation is available in nearby hotels. You can find an overview of nearby hotels under

4. What is provided on the beds?
The beds are provided with mattresses, a mattress protector, a pillow, a pillow protector and a duvet (not feather-filled). Sheets can be rented or brought by yourself.
5. Are there facilities for children?
For children there is the large garden where all kinds of games can be played. There is also a play loft next to the outdoor kitchen and the children’s tower. Inside there is a TV corner for children with a video player, a games box and several small children’s tables. For the very youngest, high chairs and 2 travel cots are provided. Especially enjoyable for children are the forests and rivers in the surroundings of the house. In addition, a visit to the educational art museum MUDIA is highly recommended, and there are many opportunities in the area to make your stay particularly special for children. 6. Are there hi-fi facilities?
In the multifunctional room there is a large screen television (160 cm) to which you can connect a computer and thus project onto the large screen. A DVD player and video are connected to it. There is also a hi-fi installation with video, blu-ray and DVD. Connections: VGA, HDMI, mini jack and RCA. In addition, there is a DJ table and several loudspeakers. Downstairs there is a radio CD player.
7. What is provided in the kitchen?
The kitchen is equipped with all necessary kitchen utensils for 34 persons (glasses, plates, cutlery, pots, pans, kitchen tools, etc.). There is one oven and three combination microwave ovens, 2 cookers with 4 ceramic hobs, 2 extractor hoods, 3 small refrigerators (table model) and 3 large refrigerators (upright model), 1 large freezer (upright model), 2 coffee makers and 1 Senseo. No deep fryer is provided. Its use is prohibited. The kitchen is also supplied with a basic provision of herbs and spices.
8. How many tables are there in the house?
There is a large table downstairs adjoining the kitchen for 34 persons, and there are 2 tables in the multifunctional room for a total of 16 persons. In many bedrooms (9) there is also a table where 2 to 4 people can work. Outside there are tables in the garden, on the central courtyard and in the outdoor kitchen.
9. Can you have a barbecue?
The house has an outdoor kitchen where a barbecue is provided. For reasons of fire hazard, it is not allowed to barbecue elsewhere on the estate.
10. Is there wifi?
Yes, there is wifi.
Shops and activities nearby
1. Are there any shops nearby?
There are no shops in the village of Daverdisse itself. The nearest shops can be found in Wellin, Porcheresse, Redu and Libin. You will find an overview under
Useful info on our website. In Redu there is a fresh bakery that is usually open at weekends.
Business meetings
1. Where can meetings be held in the property?
There are several places in the house and on the estate suitable for meetings in small or larger groups. Indoors there is the large table downstairs for a maximum of 34 persons and the 2 tables upstairs for a total of 16 persons. Upstairs there is a large screen onto which you can connect a computer. There is of course wifi connection as well. A large board is provided on which you can write with erasable markers. Outdoors, in good weather, people can sit together in the garden at the tables or in the seating areas, on the central courtyard and in the outdoor kitchen.
2. Is catering provided?
SITUS does not provide catering. You may use your own caterer and can find several local catering options on our website under
Caterers and hotels.
